Job Description:
$53,615.00 - $68,428.00 Annually SHRA provides service to numerous high rise buildings. The Stationary Engineer ensures building systems functionality. The successful candidate will show high level skills in commercial HVAC, electrical, plumbing, elevator, fire control, lock & security, and preventative maintenance systems. An overall safety focus is a vital as well as a strong understanding of regulatory requirements. Up to the top 50 candidates may be required to take and pass a written exam. Up to the top 16 candidates who pass the written will be required to pass an oral exam to be placed on the eligible list for this classification. Education & Experience: High School Diploma or GED and 4 years experience and knowledge in computer systems, equipment logs, and back-up emergency systems is necessary. An understanding of hazardous materials and chemical spill procedures is relevant to this position. Knowledge should include: Low-pressure, oil-fired boilers, central and unitary air conditioning, domestic water, electrical, plumbing and life safety systems. In-depth, working knowledge of general maintenance practices and repairs Knowledge regarding water and gas cut-offs, all apartments and fixtures cut-offs and sewer clean-outs. Knowledge regarding contracts and suppliers, as well as their services and goods. Ability to: Ability to maintain open lines of communication with internal and external contacts for continuing operations and resolution of problems. (Internal contacts include on-site staff, management staff and residents. External contacts include vendors, consulting engineers and contractors.) Ability to assist the Regional Manager with day-to-day duties. Skills in: Candidate should have a thorough understanding of HVAC equipment and all related system and their operational parameters. Identifying and implementing work-safety programs. Preferred: Continuing education in the applied sciences, a plus. Stationary Engineer's License issued by the authority of the City of Sacramento EPA Universal Certification preferred. Job Duties & Responsibilities: Equipment Maintenance & Repair Repair and maintain: • Commercial chillers, cooling towers, furnaces, air conditioning systems, boilers, ventilators and heat pumps • Industrial evaporative coolers, motors and pumps • Electrical and plumbing equipment • Solar water systems • Commercial refrigeration and appliances, and lighting systems • Exhaust gas removal systems • Gas welding equipment • Fire, burglar and life support systems • Operate and maintain DDC, digital and electronic control panels • Maintain security doors, access gates and intercom systems • Develop and maintain preventive maintenance program • Specify parts requirements • Implement supplier contracts • Set up parts inventory and maintain supplies • Acquire and maintain EPA refrigerant recovery license Project Implementation • Oversee work of designated employees, as needed • Assist with monitoring contractors • Evaluate and write bid specifications • Meet and confer with Fire Marshall, building inspectors and utility companies to ensure code compliance • Read and interpret blueprints Administration • Develop energy conservation programs • Write "scope-of-work" requirements • Oversee appliance crew and make recommendations • Recommend new procedures and coordinate training • Operate various computer programs to track work and maintain records • Plan and adjust annual budget Additional duties, according to site assignment, may include: • Repair and maintain golf carts • Train employees on burglar and fire alarm systems • Inspect, install and repair all phone systems • Repair air compressors • Repair pool equipment
