Job Description:
COMPANY OVERVIEW The NBME is an independent, not-for-profit organization that provides high-quality examinations for the health professions. Protection of the health of the public through state-of-the-art assessment of health professionals is the mission of the NBME, along with a major commitment to research and development in evaluation and measurement. The NBME was founded in 1915 because of the need for a voluntary, nationwide examination that medical licensing authorities could accept as the standard by which to judge candidates for medical licensure. Since that time, it has continued without interruption to provide high-quality examinations for this purpose and has become a model and a resource of international stature in testing methodologies and evaluation in medicine. Although the NBME's mission is centered on assessment of physicians, it encompasses the spectrum of health professionals along the continuum of education, training, and practice and includes research in evaluation as well as development of assessment instruments. The NBME has nearly 500 employees and is located in Philadelphia's University City neighborhood, home to some of the country's most esteemed universities, nonprofit research institutes, and research and teaching hospitals. POSITION OVERVIEW: The overall objective is to provide and maintain a safe, clean, and comfortable work place. Facilities specialists respond to alarms and requests for service for environmental and safety concerns; mechanical, electrical, plumbing problems; assemble and move equipment and furniture; maintain buildings and grounds; and maintain building equipment and systems. Facilities Specialists contact outside service providers when required due to complexity and will provide limited direction to outside contractors. The Facilities Specialist is responsible for all the daily maintenance tasks that arise in both buildings that NBME owns. This position reports to the Manager, Facilities, Maintenance and Security. POSITION DUTIES • Respond to alarms on building automation systems (BAS). Troubleshoot using BAS and personal observation. Take corrective action via BAS, hand controls, and/or contact of service providers. • Maintain buildings, building systems, and grounds including snow removal, grass cutting, grounds maintenance, testing generators & fire pumps, start-up & shut down of systems on scheduled basis, ensuring operation of mechanical, electrical & plumbing (MEP) systems. Repair or replace components such as lamps (light bulbs), switches, occupancy sensors, flushometers, filters, dispensers, etc. Repair or replace door hardware and furniture locks and keys. • Operate gas/diesel powered machinery, power tools, and hand tools to maintain building, equipment & grounds or to assemble, move or maintain furniture and office equipment. • Inspect, clean, repair & maintain building envelope (roof, windows, brick work, stone work, joints, etc.) Inspection of, cleaning, painting, repair and maintenance of building ceilings, walls, partitions, and related items. • Maintain meeting room furniture and equipment. • Move, arrange & set up furniture and equipment for meetings and events. • Maintain supplies for building systems. Inventory & order stock. • Also destruction of secure materials - as scheduled and directed, physically destroy or witness the destruction of confidential and proprietary material. Document destruction as directed. • Other duties as required and appropriate. DELIVERABLES • Complete scheduled building maintenance tasks per supervisor's instruction or direction or standard operating procedures. • Maintain recycling stations. Pick up material to be recycled according to SOP or special requests. Assist is proper disposal and subsequent documentation of items recycled. • Respond to service calls & requests in a timely manner to resolve the problem or issue to meet customer expectations. • Obtain and maintain equipment, tools, and supplies needed to complete assigned tasks and respond to emergent requests to meet supervisor's and customers' expectations. • Set up meeting rooms per direction of supervisor or SOP to meet needs of customers. • Assemble, move, add or change furniture arrangements in offices and work stations to meet customers' needs while maintaining design standards. Repair and maintain furniture to meet customers' needs. • Clean and maintain buildings and grounds to meet management's expectations, community standards, and accepted facilities management practices. Especially important is snow & ice removal and application of de-icing chemicals. • Inspect, test & maintain life safety equipment to meet city code and NFPA standards. • Safely operate machinery to destroy secure & proprietary material to meet customers' expectations and records management standards. • Safely operate hand tools, power tools and powered equipment to accomplish other deliverable tasks and duties. REQUIREMENTS Skills and Abilities • Ability to quickly gain knowledge and understanding of NBME Building operations, maintenance and safety devices. • Demonstrated maintenance experience responding and resolving maintenance requests and regularly required maintenance cycles. • Ability to prioritize multiple tasks. • General knowledge of plumbing, and unlicensed electrical knowledge used to install light switches, change ballasts, d light bulbs, and fixtures). • Strong, professional customer service skills to support a 500+ employee organization in a fast-paced and deadline driven environment. PHYSICAL REQUIREMENTS • Involves performing work in an office setting requiring the safe use of typical office equipment and work that may involve moderate risks or discomforts that require special safety precautions. • Moderate to heavy physical exertion such as climbing on ladders. • Reoccurring bending, crouching, stooping, reaching or similar activities. • Lifting heavy objects over 50 lbs. (bag of rock salt) etc. • Operating power tools • Staff may be required to use protective equipment or gear, such as masks, goggles or gloves. • Requires inside and outside work in inclement weather. EXPERIENCE • Minimum 3 years' experience working within a fast-paced Real Estate maintenance, Medium-large Apartment Complex, or Maintenance Service Industry. • Knowledge of building maintenance and operations. Knowledge and skill to safely use hand & power tools. Basic computer & keyboarding skills. Organization skills. Interpersonal skills. • Demonstrated customer service, work ethic, and problem solving abilities. • Experience with MS Word, Excel, and maintenance ticketing system a plus. • Must have solid verbal and written communication skills. EDUCATION • Trade School Preferred, High School Graduate or equivalent GED. • Trade school certificate (mechanical, electrical or plumbing) is desired.
