This Position: As the Facilities Maintenance Technician working in our Homeowners Association Department, you will be responsible for servicing mid-rise homeowners association facilities by performing routine and extensive preventative and routine maintenance, operational system oversight, hands-on repair and troubleshooting, and building inspections, all while providing superior customer service to residents, vendors, and members of the community. This position will be based out of our office in Tigard, and will rove between properties in downtown Portland and Vancouver. You Are: • Self-Directed: You always take initiative and work extremely well independently. You can always be counted on to complete tasks to the best of your ability. You reach out for help when needed, but possess good judgment and know what is needed to accomplish your duties. While you are social and friendly, you're happy with a solitary environment and independent work. • Considerate: You take the utmost care when dealing with residents and tenants, and providing exceptional customer service is always at the forefront of your mind. • Educated and Experienced: You have a high school diploma or GED, or 2-3 years' experience in building and mechanical equipment maintenance and repair. The ideal candidate will have a good understanding of homeowners associations, including governing documents, and possesses OR/WA pool certifications. You Will: • Ensure functional operation of machinery by completing preventive maintenance requirements on all facility equipment; follows diagrams, sketches, operations manuals, manufacturer's instructions, and engineering specifications; troubleshoots malfunctions. • Locate sources of problems by observing mechanical devices in operation; listens for problems and uses precision measuring and testing instruments. • Maintain equipment, parts, and supplies inventories by checking stock to determine inventory level; anticipates needed equipment, parts, and supplies; places and expedites orders; verifies receipt. • Perform building maintenance duties such as painting, repairs and replaces door knobs or locks, repairs door closures, patches holes in walls, general drywall installation and repairs. • Perform routine plumbing repairs such as locating water shut offs and identifying and stopping leaks. • Perform routine electrical repairs such as changing light bulbs or fluorescent lamps, repairs basic electrical wiring and equipment. • Ensure that building is in accordance with all applicable building codes, ordinances, pool safety, fire codes and emergency evacuation regulations.
